Construction Project Manager

Construction management from ground up and/or build-out of cold and warm shell buildings, TI commercial construction in Class A and B buildings, renovation in live office environment

  • Lead all aspects of communication and coordination between internal clients, design team, permitting agencies/code authorities, subcontractors, and internal technology resource team
  • Develop and delegate tasks within internal project and facility management team
  • Interface and have deep understanding of client relations
  • Oversee budget adherence and profitability of project under your management, including impact project will have on operating expenses
  • Have deep understanding of architectural, mechanical and electrical design and construction document development.  Assist with development of scope of work, and oversee consultants during development of permit and construction documents
  • Assist in development of Request for Proposals (RFP) for competitive bidding in conjunction with internal procurement team
  • Have deep knowledge of cost estimates for build-out projects, including labor, supplies and materials, and ability to assist in preparation of estimates with project team
  • Analyze competitive bids, perform subcontractor interviews and assist in developing standard subcontractor qualifications and criteria
  • Lead on-site construction management activity, including scope and project review meetings with sub-contractor superintendents, sub-contractors, and internal project team members
  • Drive cost effective construction project management techniques and strategies in the field
  • Review superintend logs and change-orders.  Prepare recommendations for executive team approval for change order requests
  • Maintain strict schedules and make changes as necessary to insure deadlines are met and/or projects are delivered ahead of schedule
  • Prepare and issue project status update reports (both granular for internal project management team, and executive level for Senior Executive review), on weekly basis
